I listed my current residence yesterday. It is a 2 bed 2 bath condo in Mesa. It has new laminate wood flooring, upgraded light fixtures and faucets, new paint in several rooms, a new exterior AC heat pump as of August 2005 with a 15 yr warranty, new applicances in 2005 (ALL Appliances convey with sale). Also, I will prepay a year of the HOA fees with a full price offer. That is $120 a month the buyer will not have to worry about for a year. Here is the MLS listing. just curious, whats your monthly payment or maybe you could tell me roughly what a monthly payment on that would be with $0 down. Thanks

Well, my monthly payment is less than your's would be as I put a a bit down and it cost me less since I bought it a few years ago. However I am asking $169k and if you put 0 down on that price for a 30 year fixed mortgage at say 6% you would be at $1013 a month. Not too shabby considering a two bedroom apartment in any decent neighborhood will cost about a grand. Might as well put money where its worthwhile as opposed to throwing it away on rent. I would know...I rented for 7 years....ugh. Anywho, if you are interested you can come by and take a look whenever. And hell if you decied to buy you could go through my Realtor to make it even easier. :D

FYI, price has been reduced from $169k to $165K. A very similar unit sold in my complex less than a month ago for $168k.

Keep in mind several units in my complex, with less upgrades have sold for over $169k over the past few months. I am in a bind now and need to sell but I need to stay within a certain range so I can have enough to roll over into the new place.

It is on the second floor (which is nice because you have nobody above you stomping around.) The great room has a high vaulted ceiling and a wood burning fireplace. There is no yard, however there is a good size balcony/patio just off the great room. ALL appliances are included and are only 2 years old. Also I am including a 1 year home warranty provided by Old Republic Home Protection. This will cover pretty much anything that could ever go wrong in a home...plumbing, electrical, etc. Not saying anything it wrong, its really more of a pece of mind thing. I also included the link to the MLS listing with more specifics on it as well as 6 pictures and a virtual tour. Its really a nice place, its just the little lady and I are building a new place.

Hey, I just found this....apparently first time buyers are offered a program that provides you with 5% down, and low interest rate and so forth. Maricopa county provides this.... http://www.mcida.com/home-ownership/programs.aspx So if any of you were interested in my place but felt as a first time buyer you couldnt do it....here's your opportunity.
